5 Late‑Summer Home Projects to Tackle

As summer winds down here in Connecticut, now is a golden opportunity to tackle home improvement projects with maximum return. Late summer offers warm, dry days that are perfect for outdoor work before the wet chill of fall sets in. Here are five smart projects every homeowner should consider while there’s still daylight (and deck furniture to enjoy).

1. Exterior Painting or Staining

August and early September give you cooler, less humid weather which are ideal conditions for paint and stain to dry evenly without peeling or blistering. Whether it’s freshening up siding, restoring your deck, or repainting trim, late summer ensures the new finish cures properly for a long-lasting result.

2. Roof Inspection & Minor Repairs

Summer storms can loosen flashing and shingles, and if left unchecked, those small issues become leaks once the snow flies. A roof check now helps you avoid water damage and insulation headaches. Plus, contractors in Connecticut can often still fit this work into their schedules before fall gets busy.

3. Gutter Cleaning & Guard Installation

Leaves haven’t started falling yet, so now’s the best time to clean out your gutters and downspouts. While you’re at it, consider adding gutter guards. This prepares your home for leaf season and keeps you off the ladder in cold weather. It’s an investment you won’t regret.

Start Thinking About A Hot Water Heater Tune Up

Winter is still a long way off but the unofficial end of summer is a good time to start tackling cooler weather maintenance tasks. One of my priorities is to do a thorough check-up of my hot water heater to ensure I don’t have issues when I really need it. 

Major appliance maintenance might seem complicated, but if you haven’t had issues in the past, a simple check-up and clean-out can really help your hot water heater run more efficiently while lengthening its life. 

As a water heater operates, it collects sediment that can cause decay if left in the tank over time. Drain your water heater at least twice a year to get rid of any buildup, which will prevent corrosion and increase the machine’s energy efficiency. I like to do this in the fall and early spring, before and after the busy season.

First, turn off the unit and give it plenty of time to cool down. Then, using a garden hose and pump, drain the water into a bucket. If the bucket becomes filled with brown, sediment-tainted water, continue to refill and drain your heater until the water looks clean again. When you’re in the clear, you can disconnect your hose and turn the unit back on.

Keep your water heater at a steady 120 degrees and lower it down if you’re planning on leaving the house for three days or more. For every 10 degrees that you decrease the temperature, you’ll save five percent in energy costs.

Insulate the tank and pipes with fiberglass. For the tank, fit a fiberglass blanket using foil tape, but be sure not to cover any valve or pipe openings. For the pipes, you can use fiberglass wrap or foam insulation. By adding a layer of insulation to your water heater, you’ll keep the warmth from escaping into the air and you’ll protect the machine from condensation in the warmer months. 

If you have a valve that’s leaking, make sure that the fittings are nice and tight. If anything is loose, you might have to replace the valves or fittings. You can find the parts you’ll need at a local hardware store – just don’t forget to shut off the water before fitting them!

Remember, working with electric or gas appliances can be dangerous. If you’re not familiar with how your unit operates or if you’re not comfortable with this kind of work, contact a plumber for a routine maintenance check.  Just keep in mind that service pros are busier than ever so you’ll want to book an appointment now to get in before the season kicks off. 

The average lifecycle of a water heater is about eight to twelve years and they can cost anywhere from $300 for an electric tank system to well over $1,000 for a tankless energy efficient natural gas appliance. If you’re in the market for a new machine, do your research and make sure you maintain it regularly to ensure that it will go the distance.

It's Time To Get That Chimney Prepped for Winter

As cooler nights start to set in on our part of Connecticut, it won’t be long until we have to start firing up the heat. So as you get your rakes ready and you give your water heater some attention, it’s also a great time to clean out that chimney. Here are my top tips. 

First, don’t leave ash and residue hanging around for another season. Fireplaces and chimneys are involved in over 40 percent of all home-heating fires so a preventative annual clean-out should definitely be on your list. If you have a regular wood-burning fireplace, remove all the old ashes with a shovel and bucket and get rid of any residual materials with an industrial vacuum or heavy-duty hand broom and dustpan. 

It’s important to note that during winter you never want ashes to accumulate more than two inches in depth.  Also, remember that ashes are just disintegrated wood, so feel free to discard them into your compost pile.  Once the ashes are cleared, you can remove any soot and fire stains with a spray bottle of soapy water and a tough, wire scrub brush. If stains are really hard to remove a muriatic acid solution will do the job. It’s available at most hardware stores. 

Once your fireplace is squeaky clean, it’s time to inspect the flue. Look up the fireplace and search for any cracks or damage. You’ll also want to keep an eye out for creosote build-up, which can be highly flammable and result in chimney fires if not removed properly. If you see any blockage, cracks, or deposits during a visual inspection, you’ll want to get the flue looked at by a professional. 

Now comes the hardest part – the chimney. First, make sure that you are comfortable on a roof and using a ladder. If you aren’t, leave this part of the job to an expert. From the roof, look around your chimney and remove any leaves or debris that may have piled up over the winter. If your chimney is open and you don’t use it often, it can be a great nesting place for birds and small animals.  Don’t let this happen; invest in a wire screen cover to ensure nothing from the outside can get in. Also, take a look at the mortar between the bricks to make sure it is in good condition and nothing is cracking or crumbling. If mortar needs to be replaced, remove the damaged segments and re-pack them with weather-resistant ready-mixed mortar from the hardware store. 

Finally, you’ll want to inspect your flashing, which is where the chimney meets the roof. This should create a watertight seal, so make sure nothing looks loose or like it is coming undone, otherwise you could be at risk for a leak. If the seal is at all damaged or worn away, you’ll want to get it repaired immediately. 

I can’t reinforce enough that chimney maintenance is a must and something that shouldn’t be put off. If you don’t know what to look for or aren’t comfortable taking on the job, get a certified chimney sweep to give you a thorough inspection or call me for a recommendation. The peace of mind in knowing that your home is safe from a preventable fire is worth the price of a simple assessment.
